Booking, payment and cancellation

When your booking is confirmed

Choose the house, your dates and the number of guests, pick a room and fill in your details. You are then taken to our payment page. The booking is confirmed the moment the payment goes through, and the confirmation email follows straight away.

While you are on the payment page the room is held for you for 30 minutes. If the payment is not completed within that time the room is released and can be booked by someone else. Nothing is charged for a hold that expires.

Payment

Payment is by card, in euro, for the full amount of the stay, at the time of booking. Cards are handled by Stripe, our payment provider — we never see or store your card number.

The price shown is per room, per night, and includes VAT and daily cleaning. The Rome city tax is not included: it is paid at the property on arrival.

Changes and cancellation

You can cancel free of charge until 24:00 Rome time on the third day before the day you arrive. Cancel after that deadline, or on the day itself, and we keep the price of the first night; the rest of the stay is refunded. The deadline goes by the clock in Rome, not by the clock where you are.

To cancel or change dates, write to us or send a WhatsApp message with your booking number. We answer the same day.

If you do not arrive, or leave early

The stay is paid in full when you book. If you do not arrive at all, or leave before the check-out date you booked, that amount is not refunded. The room was held for those nights and could not be offered to anyone else. There is nothing further to pay.

Finding your booking again

Your booking number is in the confirmation email. With that number and the email address you booked with, you can open your booking at any time — dates, room, amount paid and the address of the house.

Booking direct with us

Booking here means your payment and your messages go straight to the two houses. There is no agency in between, so if something about your stay needs changing you are talking to the people who can change it. We add no booking fee of our own on this site.

The price you see when you pick your dates is the amount you pay us. It is per room, per night, and it already includes VAT and daily cleaning. We add no booking fee, no card fee and no service charge on top of it. The only thing paid separately is the Rome city tax, which is collected at the house on arrival.

If we have to cancel

If something on our side makes it impossible to host you, you get the full amount back and we help you find a comparable place nearby. We will always contact you directly, by email and by phone.
