Who you are booking with
This site takes bookings for two houses, each run as its own business. Your agreement is with the house you chose — not with the website, and not with a travel agency.

When the agreement starts
Filling in the form is a request. The agreement starts when your card payment is accepted — that is also when we send the confirmation email with your booking number. Until then, nothing is owed on either side.

Prices and mistakes
Prices are in euro and the amount shown before payment is the amount charged. The Rome city tax is separate and is paid at the house. If an obviously wrong price is ever shown — a decimal point in the wrong place — we will contact you before your stay and either honour a corrected booking or refund you in full; we will not simply charge you more.

The room you booked
You book a room type, not a numbered room. If the exact room is not usable on the day — a repair, a problem left by the previous guest — we give you another room of the same type or better at no extra cost, or the full amount back if we cannot.
Damage
We do not ask for a security deposit. Nothing is held on your card, and nothing is collected at the door.
Normal wear is our business, not yours — a scuff on a wall is not something we will chase you for. If something is actually damaged during your stay, we ask only for what it costs to put that one thing right, and nothing beyond it.
Things nobody controls
Strikes, extreme weather, a power or water failure in the building, or an order from the authorities can make a stay impossible. If that happens we refund the nights we cannot provide. We are not able to cover your travel costs, so travel insurance is worth having.
Which law applies Being confirmed
The stay takes place in Italy and Italian law applies to it. If you book as a consumer, this does not take away the protections you have under the law of the country you live in. The exact wording is with a lawyer before we open for bookings.
